A Brief Overview
Jennings & Barrett Ltd. are your managing agents. Their job is to set the annual budget, and place annual contracts for regular ongoing works such as gardening and block cleaning. This work is always done via a tender process. They also attend the site on a regular basis in order to check over the estate, check the quality of work contractors are carrying out, and to ensure all lessees are getting value for money. J&B deal with ongoing maintenance work and any disrepair issue notified to them. In addition J&B are responsible for arranging major works, such as the resurfacing the car parks. Companies are asked to tender for the work required, and then the most suitable, (which is not necessarily the cheapest) contractors are checked for quality of workmanship and reliability. Surveyors and any other appropriate professionals are employed to ensure the works are carried out to the required standard, and that all legal obligations are fulfilled. J&B also arrange the AGM for all lessees.
As your managing agents, a large part of the work at J&B follow, is setting the budget to send out annual service charge letters and help with enquiries relating to the proposed costs. Part of this involves following up on those leaseholders who do not pay their service charges, and therefore compromise the smooth running of the estate. All service charges are followed up until they are paid which is a responsibility set out in each individual lease, and is the only path which is fair to those who pay service charges on time. J&B also deal with sales enquiries and prepare the legal packs for any flat or house sale. Complaints and enquiries from lessees are dealt with in the office, and replies are made by letter, emails or telephone call as appropriate.
